Let´s look at the final 2011 real estate figures for the Denver Metro area.

For the year, the number of homes sold was up 4.5% from 2010, the average days on the market was down 3% while the average sold price stayed steady at $275,000.

The story is in inventory available for sale.  Down a whopping 36% from 2010, there is just not much available.  Homes that are well staged and well priced are selling quickly.

In the South Metro area the story is the same.  Average list price for 2011 was $507,000 while average sales price was $316,000.  Homes were on the market an average of 104 days.  A total of 1314 homes sold in the South Metro area in 2011.

The good news seems to be that the market is no longer falling.  Prices are staying steady and the number of homes sold is up.  It is always difficult to tell what will happen during an election year, but we believe the slow steady climb will continue in 2012.
