The July 2010 Realty Times Update


The effects of the Homebuyer Tax Credit are still being seen.

In south Metro Denver the numbers of listings are up in June over May.  Not unexpected during the summer selling season.  The average list price is down some.  The number of homes under contract is also down.  This is where the effects of the Homebuyer Tax Credit are being seen.  Fewer buyers in June because they had to be under contract by April 30th in order to take advantage of the tax credit.

Another direct result of the tax credit can be seen in the number of homes closed.  May and June were almost identical.  Since everything had to close by June 30th (at least as far as anyone knew at the time - the closing date has now been extended) people were scurrying to get sales completed.

The average price in South Metro Denver was up almost $60,000 from May to June.  This is an incredible number indicating that distressed properties were not the target of many buyers.

YTD numbers for Metro Denver as a whole shows a gradual increase in both median price and average price of homes sold.  Number of active listings also shows a gradual increase as Sellers feel more confident about placing homes on the market.  This is also confirmed by looking at year over year data.  The number of active listings in Metro Denver is up 9.8% in June 2010 from June 2009.  The average number of homes sold is down just over 3% year over year.  But the average sold price is up almost 6% from June 2009 to June 2010.

All in all it appears that the Denver metro market as a whole and the south Metro area in particular, are continuing a slow and steady recovery.
