And we thought the market would slow down...

Everyone thought the market would nose dive after the expiration of the Homebuyer Tax Credit.  But that doesn´t appear to be the case at all.

The tax credit ended April 30th.  We expected May to be slower.  Wasn´t the case in South Central Suburban Denver!

Active listings - up slightly in May.  Listings placed under contract - down just a little.  Listings closed in May - up substantially.  Average sales price in May - down less than 3% over April.

Let´s look at the metro area as a whole.  Active listings in May - up over April.  Listings placed under contract in May - down over April.  Closed sales in May - up slightly over April and average price - less than $1,000 difference between the two months.

Now let´s look at the numbers vs. a year ago.  Active listings up 4% in May 2010 over May 2009.  Sold units up almost 20%.  And sold prices up 4% in 2010 from 2009.

Our market continues to be strong.  Many homes are receiving multiple offers - many of those for cash.  Average days on the market continue to decline - down almost 28% in May 2010 from May 2009.

Bargains remain, but they are becoming scarce.  If you are thinking of buying, now may be the time.
