In February, the South Suburban Denver market had an increase in the number of listings from 449 to 511. The number of homes under contract was up by 10% and the number of homes sold was up by 15%. Even more importantly, the Average Sold price was up! From $213,000 in January to $357,000 in February. That is an incredible increase and shows that distressed properties are definitely being absorbed. Buyers are clearly starting to purchase high numbers of non-bank owned homes. The Denver metro market as a whole shows the same upward trend. Active listings are up 7.89% from the prior month. Under contract listings are up almost 20% from December and up just over 3% from a year ago. The really good news is seen in the sold statistics. Metro area home sales were up almost 4% over December. The average sold price was up almost 4% in January from December and up almost 14% from a year ago. If you want to take advantage of the Homebuyer Tax Credit, you must be under contract no later than 4/30 and must close no later than 6/30. It is unlikely that this will be extended so don’t wait.
